When do I need to book my Snag List?

The builder will give you advanced notice of when he thinks the property is ready to be snagged. Most builders give at least a couple of weeks' notice. This is the time to reach out and book someone to complete your snag list.

There are a few things that are a good idea to check with the builder before booking a snag.

  • Will all the building, fitting and painting/decorating (if applicable) be finished?

  • Will the electricity be on?

  • Will the boiler/heat pumps be connected and ready to test?

  • Will the plumbing be complete and ready to use?

If the answer to any of these is "no" then we strongly recommend pushing back and telling the builder you will have the property snagged when they are all complete.

The reason for this is that although a snag can be conducted without these being complete, it will almost guarantee you will need to pay for a second snag list to be complete first.

See our recent post "Can I snag without water and electricity?" for more details on this.

At GetHouseSurvey.ie our average turnaround time for snag lists is about 5 business days. This means booking us with 1-2 weeks' notice is lots of time and your sale won't be delayed waiting on the snag to be complete.

All of our snag lists are conducted by qualified, registered and experienced surveyors or engineers and so you are guaranteed an exceptional level of quality and detail in your complete snag list.
