I have just gone Sale Agreed, do I have to provide my own surveyor?
Yes. In Ireland when buying a second hand home you are buying the home as is. The vendor or estate agent are not required to disclose any defects or issues to you. This means it is entirely your responsibility as the buyer to do your own due diligence. Part of this is hiring your own surveyor to conduct a pre purchase survey and produce a report on the condition of the property.

Can I use my survey to negotiate a lower price for the house?
If your pre-purchase survey uncovers issues the vendor didn't disclose, you may be able to renegotiate your Sale Agreed price or ask them to fix the problem before closing. This guide explains when it's reasonable to renegotiate, what defects justify a lower offer (think structural issues, roof problems, damp, or leaks), how estate agents are legally required to pass on your new offer, and includes real email templates you can use to approach the vendor professionally and in writing.
