The house buying process in Ireland is long, complex and stressful. But it is your responsibility as a buyer to do your own due diligence. Part of this is knowing who is working for you and who is not.
I’ve encountered numerous situations where agents try and encourage buyers NOT to have a survey complete. Usually through casual friendly comments or “advice” like one of our customers received last week.
The estate agent informed the customer that "because the valuer did not recommend a structural survey, that they do not need one and would only be wasting their money".
Who is on your side as a house buyer in Ireland?
Throughout the house buying journey there is a long list of people you deal with. Most are not working on your side.
Valuer
Working for the benefit of the BANK. They advice the bank if the property they are lending you money for is worth what they are lending you.
Estate Agent
Working on behalf of the VENDOR. Their job is to get the best deal on the property which is usually the most money and most hassle free sale.
Bank
They are there to make money from you. The mortgage they lend you is an investment and they will do their due diligence to protect that investment. Part of this is having a valuation complete.
Solicitor
Working on the BUYERS behalf to ensure the property is legally sound and the title is in order.
Surveyor
Working on the BUYERS behalf to try and find any defects with the property related to the structure, general wear and tear or poor maintenance.
Remember, most people are decent, honest and fair. The vast majority of estate agents we deal with on a daily basis are fantastic people who do a great, professional job. But when you are taking advice from someone who is trying to make money from you, you should always take it with a pinch of salt and do your own due diligence.
Hire a good solicitor and hire a good surveyor for every property purchase!
