What is the purpose of a Snag List?
A Snag List is an inspection of a new build carried out on your behalf with the purpose of finding as many defects, issues or "snags" as possible. These snags are all put onto a list for your builder to fix before handover of the property.
This helps to ensure that when you move into your new home, it is in a perfect state and ready for you to make it your home.
What is included in a Snag List?
During a snag list, each room in the property will be snagged along with the attic space and any gardens or common areas.
The areas which a snagger will check include:
Outside Property
Roof Coverings
Rainwater Pipes and Gutters
Main Walls
Windows & Doors
External Decoration
Gardens & Outbuildings
Boundary structure (walls, fences, gates)
Drain inspection chambers clear and flowing
Inside Property
Walls and Partitions
Doors
Floor level and condition
Built-in Fittings
Woodwork
Timber defects
Internal decoration
Lights all working
Attic Space
Insulation fitted correctly
Water tank and pipework correctly insulated
Fire stopping fitted on party walls
Roof timbers in place and free of defects
Attic free of clutter/rubbish
