The Real Value of a House Survey

Updated: Jul 5, 2022

I get asked almost every day "Do I have to have a pre-purchase house survey complete" and in most cases, the answer is "no". A survey is not a legal requirement.

However, although there are no legal requirements to have a survey complete, there's a very strong reason why you should get it done. You are paying a colossal amount of money for a home to live in and before you commit to that purchase, you want to make sure that there are no conditional or structural issues which would cause you to pull out of the purchase.

Just like part of the solicitor's job is to make sure the property is in good legal standing, the surveyor's job is to make sure the property is structurally sound and to make you aware of as many conditional issues as possible so that you can sign the contracts with confidence.

So the real value of a house survey is that you can sign the contracts with confidence and peace of mind knowing you have done everything within your ability to make sure the property is structurally sound and that you have a full picture of all conditional issues you are taking on.

This will dramatically reduce the chances of unexpected surprises after you have purchased the property!
