Will the Surveyor Check the Gutters and Rainwater Pipes?

Yes! As part of a pre-purchase survey, the surveyor will visually inspect the condition of the gutters and rainwater pipes on the outside of the property.


In the report, they will mention the material they are made of (usually uPVC) and their general condition. If there are any visible signs of damage to the pipe or their fixings, these will also be mentioned in the written report.


Like the roof, these are viewed at ground level and if there are any issues identified, the surveyor may recommend a recommended course of action. This could be from a general cleaning to replacement by a roof/gutters specialist.


One of the most common items identified with gutters is vegetation growing out of them. This is usually a sign that the gutter is full of debris or moss and weeds have taken hold. This can usually be resolved by having the gutters cleaned out, but if left untreated can result in damage.


For the downpipes, the surveyor will be looking to ensure that the pipes all look correctly connected, are securely fixed to the wall and flow into a drain.


This might seem like a straightforward thing to check, but the correct management of rainwater is vital to ensure the long term health of the property structure. In addition, if a vendor has poorly maintained their roof, gutters and downpipes, it can be a telltale sign that other items through the property have not received the correct level of maintenance!
